Bay Estate: newly announced, not verified inventory
Nakheel announced Bay Estate on 5 October 2026, describing approximately 360 three- and four-bedroom homes and selected beachfront and waterfront plots. The three named collections are Cala, Verda and Agora.
This announcement does not establish an available EXCEED unit, a starting price or a reservation allocation. Ask for dated, unit-specific documents rather than treating a launch as a current sale offer.
Island B works are not a home handover date
Nakheel announced on 8 October 2026 that marine works would improve approximately three kilometres of Island B's western shoreline and add 320 metres of new beach frontage near Bay Villas. The stated Q4 2027 target is for the marine works, not for delivery of any particular home.
Roads and utility infrastructure were covered in a separate April 2026 announcement. Confirm the precise building, plot, phase and developer completion documents.
Compare different projects and exact locations
Bay Estate, Bay Villas and Bay Grove Residences are distinct Nakheel developments. Rixos Dubai Islands Hotel & Residences is another project with its own history and documents. Their names, product types and delivery stages should not be merged into one supposed inventory list.
Dubai Islands is a multi-island masterplan off Deira. Check access routes, surrounding construction, beach rights, view obstructions and whether advertised facilities are already open or merely planned.
What a buyer should verify
Obtain the seller's authority, official property identity, applicable ownership terms, dated unit availability, original-currency price, payment schedule, relevant registration and escrow records, and written completion and cancellation provisions.
Compare registration, finance, service charges, maintenance and possible vacancy costs. Independent checks and current documents matter more than historical launch figures or illustrative renders.
